TENANT PLACEMENT:

We assure you that using a trusted property manager is the way to go. While it may be inconvenient for you to take time to show your property, we are happy to respond quickly to requests from potential renters.

~ Establish rental rates in accordance with prevailing local economic conditions.                                                                                          
~ Market vacant space to prospective tenants through the use of advertisement via Internet, newspaper, agencies.
~ Respond promptly to all rental inquires.
~ Show the property to all prospective tenants.
~ Screen tenants through personal and working references, as well as through Tenant Net which provides a thorough history including criminal background, credit check, evictions, and more.
~ Fill vacancies with the best possible tenants.
~ Establish a respectable relationship with the prospective tenant.
~ Advice tenant of all rules, regulations, and expectations of the property.
~ Negotiate the lease agreement.
~ Collect deposits and first month’s rent.

MAINTENANCE CONTRACTING:

We are a trusted company, dedicated to providing exceptional service to its homeowners and tenants in order to keep quality people in quality homes. We are here for your tenants to report any maintenance or property related issues to 24/7.

 

We will conduct property inspections on a routine basis to better serve you.  These inspections are very general to test smoke detectors, alarms, utilities, or large appliances, so that we keep up on maintenance and fix small issues before they become big problems.   We also look at the interior and exterior of the home and report any damage or wear and tear that is visible to the naked eye.  *We are not licensed housing inspectors, and encourage the home owner to continue any regular maintenance, repairs, inspects, and so forth as they would without our representation. 

 

In some cases, tenants can take care of small issues, in other cases SPM has a maintenance crew that can respond to small issues at a lower fee than the competition.  But often times, a contractor will need to be hired out for work around your home.


 If an emergency should arise or any form of maintenance reported to be done on your property, we can see it through every step of the way!


Once an issue is reported or should you as the homeowner request a service to your home we can locate a quality contractor for you, we have a trusted list of quality contractors that we can call upon for all of your maintenance needs.  We can coordinate the appointment, meet with the contractors, follow up on their work, report their progress, photograph damage and repairs, pay their bills, and so much more.

 

This saves the homeowner time and often times, money!
